THE RED TREE HOUSE WITH HINTERLAND VIEW. LARGE BBQ ON THE THIRD LEVEL ENTERTAINING AND VIEWING DECK, WITH A FUN HAND OPERATED PULLEY SYSTEM.

Please note, this Tree House is the only building that does not have a disability friendly entry. Fits up to 4 people (additional extra guests are charged at $60 per person, per night stay.) With access to communal pool. Check in from 3pm, check out 11 am. Pool time: 9am to 7pm.

The space
Treehouses are a unique experience, The red Treehouse overlooking the Gold Coast Hinterland . 100%off grid, eco retreat. Three levelled, great modern luxuries. Feel like a big kid again. Huge double rain shower heads with great hot water, you have access to communal pool (pool times 9am to 7pm).

There is also an amazing jetted hot tub that can be booked upon appointment only and for an extra fee. There is a hand cranking Industrial pull system just for fun. The space has a fantastic entertaining BBQ on the the deck.

This Red Tree House has a spiral staircase to gain access to the building. Inside you will find a self sufficient kitchen and a luxurious, disability friendly bathroom. The entertaining space can be utilised as a sleeping area that contains a single mattress. A large smart TV and great sound system and a viewing deck. Continue up the stunning galvanised spiral staircase to the second level, containing a queen bed and bedroom space, with beautiful linen. Continue up to the third and top level, with Stunning views high up in the treetops, looking towards the Gold Coast Hinterland. With a fantastic entertaining space with a large hooded gas BBQ. The second private bedroom is up on this top level.
All bedrooms have block out blinds. Top level also has a toilet and the entertaining space with table and chairs out on the viewing deck that is semi covered. The full moon is stunning up on this hill. The tree houses have front row seats at certain times of the month.
In late November the fruit bats tend to fly over at dusk making quite a spectacle. If you're lucky you can spot the endangered Black Cockatoo feeding and flying around our area. Also wallabies and many more wildlife to enjoy.

You have the city lights from the Gold Coast city, lighting up part of your view all night long. We have created a wonderful space with a main viewing deck from the main house and swimming pool. The property has 2 km of walking tracks through a wonderful array of changing forest scapes. After enjoying the land you can relax in the hot tub that can be used upon appointment. The walking tracks go through rainforest and dry eucalyptus forests. We have a boutique feel as we contain a close experience with our resident animals wild and domesticated, with peacocks, runner ducks, goats and alpacas.
100% off grid, eco retreat. Still having great hot water and facilities. Heating is provided by kerosene heater. The oven is a small camp style oven that sits on the twin gas stove top. Can cook and fit a chicken and or some vegetables. Please note we have used a pure organic wood varnish product in the kitchen, being local bees wax to protect the woods. Please do not get this mistaken for grease.

You can also enjoy a touch of wellness in the form of bespoke yoga, meditation, breath work and/or Pilates personally tailored to your skill level, preference and occasion. Complete the full package of your experience at Gold Coast Tree Houses & join our resident instructor Lesleigh for a session for you and your guests amongst the gumtrees.

With years of training and experience in body movement, certifications and extra specialised trainings in prenatal & myofascia techniques, she can tailor the session to you and/or your guests. Whether it be a babymoon prenatal session, or Pilates & brunch for you and your girlfriends. Lesleigh has qualifications to suit all your needs - including kids yoga & Pilates if you’re looking for something for everyone! She would love to inspire you - Strength, flexibility, body awareness and simply feeling good. All-round physical and emotional wellbeing. All you need to do is get in touch with Lesleigh once you have booked your stay & we will do the rest, to complete your stay in the Treehouse.

Guest access
The tree houses are accessible by a key which is in a code lock box on each treehouse door. The code is given on the day through the app. Self check-in is more than welcome.

Please note the swimming pool is a common area and shared with other guests. Time of use is from 9am to 7pm.

Hot tubs and spas that are around the pool area are reserved for other buildings and bookings onsite. If you desire a Private booking for a hot tub, this is an option if they are available. Please contact us if you wish to reserve a spot for spa use up at the main house. It is $100 an hour to use and reserve the hot tub. There is a Rolls-Royce Jeted spa bath, overlooking the Gold Coast. This is set to about 38 to 39 degrees.

    A Shed conversion with its own hot tub & 4x Three levelled Tree Houses. 100% off grid, while still providing the luxuries, beautiful hot water, using naturally clean tank water harvested onsite. Kitchen with twin gas stove tops, raw recycled materials used. Enjoy between the earthy solid stone bath on the top level, or a deep copper bath, Private sun bathing and entertaining decks with amazing views over the Gold Coast City skyline & Hinterland, some with BBQs on top, spiral staircases & pulley systems for fun.

      AROUND THE AREA
      Gold Coast Tree Houses is perched halfway up Mount Nimmel, in the beautiful Austinville area of the Gold Coast Hinterland. We are only about half an hour away from the best waterfalls in Springbrook national park. We are not far from the beach also.
      Being half an hour away from Burleigh heads beach, this is a very popular beach. Springbrook National Park features amazing destinations like canyon lookout, Natural bridge, the glow worm cave and so many amazing walks that go through Springbrook National Park area. You have lots of wonderful eating out options and dining experiences with local produce👌.If you feel like some retail therapy, Robina shopping centre is only 15 minutes away which is a wonderful shopping experience being a large shopping complex. 
      
      OUR ANIMALS🦚🐥
      We have a wonderful array of animals on the property. We have peacocks, ducks, goats, alpacas, chickens and so much more in the array of Wildlife that surround this beautiful location in the Gold Coast Hinterland. We provide some animal feed in your space so you can go out and get close and enjoy our animals while you stay.
      
      PRIVATE WALKING TRACKS
      Through the 54 acres that this Eco retreat has been built, has about 2 km worth of walking tracks going through to valleys that change so diversely from dry eucalyptus through to open grass land to rainforest. The biodiversity through this property is grand. The array of different birds and animals that can be seen are magnificent. We do get the rare black cockatoo that comes in for the she oak and the silky oak tree when they come into flower. Wallabies, kangaroos, cockatoos so many beautiful animal and nature sounds to enjoy Come and enjoy a walk through the property.
      
      HOT TUB RENTAL AVAILABLE 🔥
      There is an amazing 8 person jetted hot tub has been perched on the highest point on the property. Overlooking the Gold Coast City Skyline and Austinville valley. It's an amazing place to be daytime or night-time. The hot tub needs to be pre booked and can be rented on an hourly rate for $100 per hour. It's situated close to the communal pool and perched conveniently on the side of a large deck for easy access.
      
      EATING AND DRINKING
      You are spoilt for choice🌞Bring your own food or dine out. Locally we have Polly's kitchen literally only 5 minutes down the road from us,with great coffee and food. Also Mexican restaurant called Tex Mex along Springbrook Rd, great vibe and alcoholic drinks with sometimes live entertainment. There's also a lovely High Tea along Springbrook Road and Boomerang Golf Course all with great food and options for entertaining and activities.
      Our closest town is Mudgeeraba for supplies, grocery shops, banking, post office and so many great eating out options. Lots of great pubs and restaurants that do fantastic meals like the Woodchoppers Inn. Or tapas, The wheelbarrow is consistently good. Amazing Japanese and so much more (please be aware not many places will deliver to us, like uber eats).

        - Amenity limitations — Unfortunately we cannot provide Wi-Fi at the moment but the property does have good reception for it being on top of the hill.
        - Potential for noise — This is a multi shared eco retreat.
        - Some spaces are shared — The main pool area up at the main house is a shared space. The main deck of the house can be enjoyed and is shared.
        - Security Deposit - if you damage the home, you may be charged up to €190
        
        Additional rules
        These tree houses are 100% of grid, this means they run off solar and battery power.
        We catch our own water which is clean and free from fluoride and chlorine.
        We have tried extremely hard to create the beautiful and eco friendly and environmental space to be enjoyed respectfully.
        1.Must not allow any outside heaters, air-conditioning units or any cooking toasters, hair heaters. to be brought in and used as this can drain and halt all power abilities from the off grid battery system to all of the tree houses. Please note that if this is ignored and the system results in damages responsibility is held by the occupancy.
        2. Please refrain from smoking in the building. If smoking must happen then please smoke responsibly away from other guests and discreetly and dispose of butts respectfully and responsibly. 
        There is to be strictly no smoking in shared or common areas. We reserve the right to ask you to put the smoke out if this is not respected or understood. We reserve the right to enforce this.
        We do hold a healthy and clean space.
        At no point throw your cigarette butts into the bush or just on the ground as this can create bushfires as it has done so in the past. Be respectful to the environment and property and overall space for other guests.
        Please dispose of them responsibly.
        
        Terms and Conditions, as follows..
        GOLD COAST TREE HOUSES – BOOKING TERMS AND CONDITIONS
        Please read the following terms and conditions carefully. You must not make any booking unless you understand and agree with the following terms and conditions. References to “us”, “we” and/or “our” in these booking terms and conditions shall mean Gold Coast Tree Houses Pty Ltd ACN 636 173 852. 
        These terms and conditions apply to bookings you make with us over the phone, via chat, via email, in-person or online. 
        We will rely on the authority of the person making the booking to act on behalf of any other traveller on the booking and that person will bind all such travellers to these terms and conditions.
        
        TRAVEL INSURANCE
        We strongly recommend that you take out appropriate travel insurance to cover your travel arrangements. Your insurance protection should include cover for cancellation, medical and repatriation expenses, personal injury and accident, death and loss of personal baggage and money and personal liability insurance. 
        
        HEALTH
        You must ensure that you are aware of any health requirements and recommended precautions relevant to your travel. 
        
        OUR CHANGE AND CANCELLATION FEES
        Subject to your refund and remedy rights under the Australian Consumer Law, the following change and cancellation fees apply to all bookings (including online bookings and bookings made over the phone, via chat by email or in-person):
        
        LIABILITY
        To the extent permitted by law, neither us nor any of our related bodies corporate, directors, employees or agents accept any liability in contract, tort or otherwise for any injury, damage, loss (including consequential loss), delay, additional expense or inconvenience caused directly or indirectly by the acts, omissions or default, whether negligent or otherwise, of third party providers over whom we have no direct control, force majeure or any other event which is beyond our control or which is not preventable by reasonable diligence on our part. Under circumstances where our liability cannot be excluded and where liability may be lawfully limited, such liability is limited to the remedies required of us under applicable law (including the Australian Consumer Law). This liability clause is subject to your rights under the Australian Consumer Law and nothing in these terms and conditions is intended to limit any rights you may have under the Competition and Consumer Act 2010 (Cth). 
        
        SPECIAL REQUIREMENTS
        Please advise any special requirements you may have for your travel arrangements such as special meals, room type or disabled access.
        
        PRIVACY POLICY
        We are committed to protecting your personal information and agree to handle your personal information in accordance with our Privacy Policy,. By providing personal information to us, you agree that our Privacy Policy will apply to how we handle your personal information and you consent to us collecting, using and disclosing your personal information as detailed in our Privacy Policy. In particular, you agree that in certain circumstances (such as where you request us to book an experience for you), we are permitted to disclose your personal information to external recipients. Such recipients may include the travel service providers (e.g. tour providers) with whom you make a booking. 
        Generally, we will only disclose your personal information to these persons in connection with facilitation of your travel booking and/or to enable the performance of administrative and technical services by them on our behalf. Where we disclose your personal information to any person, you agree that we will not be required to ensure that person’s compliance with Australian privacy laws or otherwise be accountable for how they handle your personal information. When used above, “disclose” includes to transfer, share, send, or otherwise make available or accessible to another person or entity. 
        
        GOVERNING LAW
        If any dispute arises between you and us, the laws of Queensland will apply. You irrevocably and unconditionally submit to the exclusive jurisdiction of the courts of Queensland, and waive any right that you may have to object to an action being brought in those courts.
        
        ACKNOWLEDGEMENT
        You acknowledge that you are 18 years of age or older and that you understand and agree with the above Booking Terms and Conditions and our Privacy Policy.
        
        OCCUPANCY
        Guests agree that no more than [4 Max Guests] persons shall be permitted in any accommodation room (“Property”) at any time, all of whom shall comply with the conditions and restrictions imposed upon Guests under this Agreement. 
        We reserve the right to charge $60 per head per night, for any additional guest if we choose to accommodate or any illicit guests that are brought in by other guests, unapproved over the above number of occupancy. 
        
        CONDITION AND USE OF PROPERTY
        The Property is provided in an “as is” condition. We shall use our best efforts to ensure the operation of all amenities in the Property, such as internet access, satellite or cable TV access or hot tubs, fireplaces as applicable. We shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guests acknowledge that use of amenities such as hot tubs, pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk. 
        Guests shall use the Property in a careful manner to prevent any damage or loss to the Property and keep the Property in a clean and sanitary condition at all times. Guests and any additional permitted invitees shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbours, nor shall Guests use the Property for any immoral, offensive or unlawful purposes, nor violate any law, nor commit waste or nuisance on or about the Property.
        Written consent must be obtained directly from us for any Guest to conduct business, promotional work, photo shoots, or hosting of any events or fundraisers. 
        
        DEFAULT
        If Guests fail to comply with the conditions and obligations of this Agreement, Guests shall surrender the Property, remove all Guest/s property and belongings and leave the Property in good order and free of damage. No refund of any portion of the Total Rental Fee shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred. 
        
        ASSIGNMENT OR SUBLEASE
        Guests shall not permit the use of any portion of the Property by other persons who are not family members or invitees of the Guests. 
        
        ENTRY AND INSPECTION
        We reserve the right to enter the Property at reasonable times and with reasonable advance notice for the purposes of inspecting the Property or showing the Property to prospective renters or other authorised persons. If we have a reasonable belief that there is imminent danger to any person or property, we may enter the Property without advance notice. 
        
        UNAVAILABILITY OF PROPERTY
        In the event the Property is not available for use due to reasons, events or circumstances beyond our control, we will apply due diligence and good faith efforts to locate a replacement property that equals or exceeds the Property with respect to occupancy capacity, location and value that meets the reasonable satisfaction of the Guest. If such replacement property cannot be found and made available, we shall immediately return all payments made by the Guest, whereupon this Agreement shall be terminated and Guest and us shall have no further obligations or liabilities in any manner pertaining to this Agreement. 
        
        ADDITIONAL TERMS 
        People’s privacy and property and overall enjoyment must be respected at all times. 
        Guests and visitors do not gain full usage to all locations at our facility. Guests must keep within permitted areas.
        Guests and their invitees must be aware that we have many different free ranging animals, resident dogs and birds etc, and upon entry they accept the situation of these animals, and the possible interaction they will encounter by sharing the facility throughout the stay.
        
        ATTITUDE
        We have zero tolerance towards any type of disrespect. This may be in the form of bullying, racism or insults. Any type of sexual harassment will not be tolerated.  We reserve the right to remove any Guest from the property, and involve Police if necessary. If this becomes necessary, in our absolute and unfettered discretion, we will immediately terminate this agreement in which event there will be no refunds.
        
        ENTRY AND EXIT OF THE PROPERTY 
        All signage must be read and adhered to at all times. By entering our facility, you are accepting all signage and notices, and to comply at all times with written terms. 
        Entry and exit is only to be made via the concrete driveway.
        Enter at your own risk and with due care. As it is a shared driveway you must drive slowly and with caution and take full responsibility.
        We will not be liable for any damages you may incur relating to the driveway and/or obstacles if you hit or damage your vehicle. We have animals and birds that can land on your cars. You also acknowledge and accept the risk of droppings from birds, or tree branches falling on your motor vehicle. Please bring adequate car covers if you have any concern.
        Do not enter our facility if you have oil or fuel leakage from your motor vehicle.
        Any damage caused to the concrete driveway will be the liability of the driver of the offending motor vehicle.
        We have the right to stop any noisy cars coming and going at early or late times and excessive driving behaviour that show disregard for the peace and enjoyment of Guests at our facility.  
        No horns are to be emitted from motor vehicles. Horns are for emergencies only.
        Check-in times are only extended by prior agreement. Please check with Management before your arrival as to current check-in times. 
        Please note as a booking requirement an ETA must be given to Management for check-in purposes. If this is ignored we have every right to cancel your booking if communication is not given to Management.
        We reserve the right to refuse entry to any invitee of any Guest or alternatively, we may charge additional fees for invitees of Guests at rates determined by us.
        CHECK- In & OUT TIMES.
        We reserve the right to charge a late check-out fee to Guests that surpass the check-out time nominated at our own discretion. A late check-out may be arranged at time of booking at our discretion .
        We encourage Guests to inspect the property once they have entered and with two hours upon check-in to notify us of any damages or issues. After checking out if there are damages, Guests will be liable for rectification. 
        Guests are not to enter the property prior the check in time.
        
        PERSONAL LABILITY CLAIMS.
        The deck and areas around the Property. Areas can be slippery from water or animal droppings - please be mindful of this and exercise due care at all times.
        At no point will we be responsible for any injury resulting from animal droppings, wet surfaces or any obstacles, or natural elements that arise from being in the bush.
        Please note that the Property and all buildings at our facility are in the bush, and sometimes animals do get in without notice; very rarely mice, spiders and snakes can enter. At no point are we responsible for any refund claims made due to such circumstances or any personal injury occurring at any stage during your stay with us. If an animal is found in your space, we are happy to help remove it.
        We are not responsible for any bites or injuries that may occur to any Guest from their attempt to catch the animal or unknowingly allowed any animal to enter their Property for any reason .
        WEATHER
        We cannot be blamed for any weather, or weather event.
        In case of an extreme weather event and our local roads do not allow you to enter our facility, we reserve the right to terminate your agreement with us and decide if a refund is appropriate.
        Guests must practice their own duty of care when parking under trees and/or walking around trees.
        If exit of the property is not possible and a Guest is forced to stay additional nights, we reserve the right to charge for any extended stay. We will give consideration to discounting our prices based on circumstances of any extended stay.
        If infrastructure is down due to bad weather, or for any other reason, we will do our best to get it back up ASAP, though we are not liable for any inconvenience caused.
        Flooding is still a possibility up on the hill. There is another entry and exit, that travels inland via Nerang. It is a longer route. Guests take on that travel cost and any risk themselves if appropriate. 
        Excessive rain can cause problems on the grass and unsealed areas. Guests have to show responsibility and due care and should not drive off the concrete if they do not have an appropriate vehicle or appropriate driving skills.
        Inappropriate or poor driving behaviour that causes any damage to our road surfaces will be the responsibility of any Guest.
        Excessive rain can affect the temperature of the outside hot tubs.
        
        WATER AND STORM INGRESS INTO BUILDINGS.
        Please shut all doors and windows when you leave the Property as the weather patterns in the hinterland are very sporadic and random and sometimes even the radar has trouble keeping up with it.
        By doing this, water ingress and water damage to the Property and internal contents will be avoided.
        We reserve the right to claim any insurance excess amount from any Guests who fails to adhere to these terms and conditions.
        STORM SAFETY
        Take precautions in a storm and do not go outside or on the walking tracks if the weather is not conducive. It is important to stay storm safe at all times.
        
        EMERGENCY EXIT PROCEDURE AND ROOM SAFETY
        There are two exit roads off the property.
        One back dirt fire truck track that takes you down to Austinville Road; not all vehicles will be able to access this track. This starts in-between the Red and Green Tree Houses #3 and #4.
        The next is the obvious Mt Nimmel Rd - this is the route that all Guests normally enter and exit our facility.
        In case of an emergency, call the appropriate authorities first.

        Tell them where you are and where you are going to be when they arrive.
        Call Management and inform them what the situation is, send a text, email or leave a voice mail, to make sure your message is received.
        Each treehouse contains a fire extinguisher, fire blankets and fire alarm. 
        Each tree house also contains a basic medical kit. Please do all efforts to avoid an emergency and manage the situation with due care.
        PLEASE CALL 000 for an EMERGENCY .
        MARSHALL POINT
        If it is safe to be outside, the Marshall point to gather for Guests, is the fire pit area, the turnaround bay, near the BAMBOO. There is no Marshall point signage, only a gathering area if you need to all come together.
        
        LOSS OF KEY CONDITION AND MISSING ITEMS
        If a key or keys are lost, we reserve the right to charge a fee of $50 to replace the item.
        Replacements of REMOTES, FOR ELECTRONICS AND MOTORISED BLINDS will be charged at the replacement cost and labour time to organise the replacement.
        Guests have a two hour time frame in which to report any such missing items, or any damaged items, upon check-in, or Guests will be held responsible.
        If a Guest locks themselves out or locks the key inside after departure, they are responsible for a locksmith charge to rectify. 
        
        SMOKING
        Please refrain from smoking in any building at our facility. Please smoke responsibly away from other Guests and do so discreetly.
        There is to be strictly no smoking in shared or common areas. We reserve the right to ask you to put any smoke out if this is not respected. 
        We do maintain a healthy and clean space.
        If you must smoke for any medical reason please do so discreetly.
        At no point throw your cigarette butts into the bush or on the ground as this can create bushfires.
        Please dispose of any cigarettes responsibly.
        We reserve the right to remove you from the property with no refund if the smoking policy is not followed.
        CARAVANS AND CAMPERVANS
        Prior approval must be gained before entry of any caravan or campervan.
        No overnight camping in vehicles is to occur without written consent from us.
        We are not a caravan camp ground, and we do not supply onsite power.
        Guests must not use onsite water to refill any components in camper vans, water bed mattresses, or portable water tanks or large trail travel jerry cans or jugs. We reserve the right to deduct charges from your security deposit to rectify any unapproved water usage.  
        We do not accept disposal of waste from portable septic, or grey water systems at our facility. Costs of cleanup will be passed on to the offending Guest.
        
        TESLA CHARGER
        We maintain a registered Tesla charge point, though it remains our property and we maintain the priority rights of usage. This service is only free and available to paying Guests.
        We have no responsibility for Guest charging times.
        This service is not guaranteed, and is offered on a first in first served basis. We will attempt and do our best to manage and contact guests to share the port, though if this attempt is unsuccessful we are not liable for a non-sufficient charge time.
        We are not responsible for a non-successful charge relating to a faulty Tesla charger or power fail. 
        If your vehicle requires towing to another destination for charge, we are not responsible for this situation.
        Outside guests may use the charger at a charged rate per time spent on the charger point. We reserve the right to price per KW or based on time. 
        Prior discussions and planning are encouraged to avoid disappointment.
        
        CANDLES AND ANY UNAUTHORISED ITEMS 
        There are to be no open flame devices or candles brought into the facility or any Property without written consent for fire safety.
        No BYO inside or outside fire pits. No external heating/cooling or flood lighting, gas or electrical systems, or music systems to be brought in or used on the facility without the prior written consent from Management.
        
        FIRE WOOD AND FIRE PITS AND COMMUNAL AREAS
        Fires only to occur in designated fire areas; absolutely NO fires inside any buildings, or on steps, or ramps, under or around the buildings at any point. Immediate eviction will apply with no refunds.
        Fire wood can be purchased from us; prices are at our discretion.
        Guests will be held liable for any damage caused by a fire started by any Guest.
        NO brought in fire pits allowed unless prior written consent is obtained from Management with a clear agreement as to conditions applicable to any fire.
        Booking the fireplace is required for safety management. No starting fires unless prior written approval is obtained for fire safety.
        Guests must follow fire place rules, with safe fire practices, and clean up after any use. If Guests are unsure of the rules please check with Management.
        No leaving fire or lit ambers unattended.
        No fire is allowed in windy conditions.
        Fire bans are enforced by law at times throughout the year. No refunds are given for this inconvenience.
        If the fire brigade needs to be called due to irresponsible usage or fire starting, by cigarette or other ignition source, any associated costs will be passed on to the responsible Guest.
        No burning rubbish or plastics. 
        Guests are welcome to bring their own firewood, although no use of wood with glue or nails of any type is permitted.
        With prior written permission guests are welcome to source wood off our facility from the bush, provided there is no cutting or destruction of the bush.
        Firewood or any cut wood that is stockpiled on our facility belongs to us or our private residences, and is not to be utilised. The value of any replacement will be deducted from the security deposit/credit card to rectify losses.
        Guests must put fire out after use, with water to avoid any re spark of ambers.
        Cleaning up after your fire is required to avoid any possible extra cleaning costs.
        
        WALKING TRACKS ON THE PROPERTY AND PROPERTY USAGE
        Guests must take responsibility and accept all risks associated with using the walking tracks. As they are deep in the bush, consideration should be given to trees falling and encounters with animals including snakes, feral or wild animals, spiders and unpredictable ground erosion.
        Guests are responsible for their own pets at all times.
        Guests accept that tracks cannot be maintained at all times as a consequence of rapidly changing weather conditions. We reserve the right to close walking tracks at any time for maintenance, spraying or chain sawing or a private event.
        We do not carry out large tree maintenance on the walking tracks - Guests are responsible to remain vigilant and aware at all times.
        The walking tracks close at dusk. We reserve the right to close tracks during weather events.
        Guests should exercise discretion when utilising walking tracks. 
        Guests shall not use any motorised vehicle or bicycle or scooter on any walking track. 
        We are not obliged to notify any Guests of our activities on our facility or tracks.
        We carry out regeneration work from time to time, and poisons are used. Caution must be taken by Guests to not go off the tracks to avoid being in contact with poisoned weed plants.
        No dirt bikes or quads, or horses are to be taken on any walking tracks. 
        Guests enter walking tracks at all times at their own risk. Guests and visitors must take responsibility of their own selves and use caution and common sense when utilising the walking tracks and all aspects of our facility and adjoining property.
        Be aware this property holds a dam, and is not to be used for swimming.
        Guests accept the potential hazards on the tracks while walking.
        Guests shall not remove any plants or cuttings or hunt or injure any animal.
        Guests will not swing on the concrete path wood guides.
        Guests will not rest or lean or stand on the horizontal wire balustrade of the main house deck.
        Guests must take responsibility for their own safety, while taking care of their own children and invitees, and will take all necessary steps to prevent any personal injury from occurring. 
        There are movable chairs on the top and lower deck levels; children must be accompanied by an adult at all times in the communal areas to avoid any injury or damage occurring to any property.
        No removal of signs or moving water bowls or anything that has been positioned on the property.
        Guests are not to remove any bricks or throw stones.
        Guests are not to walk on retaining walls or in gardens.
        
        VEGETABLE GARDEN AND FRUIT TREES AND GARDEN
        No produce is to be taken by any Guests unless prior  written consent is obtained from Management. Guests are not too prune or take flowers or plants from any garden or the bush.
        Guests are required to take full responsibility for their children; there is no playing with fruit trees resulting in unnecessary damaged fruit and valued produce, replacement cost can apply.
        Children are not to be left unattended in the gardens. 
        No digging up soil or planting without written consent from Management.
        No outside seeds, plants or weeds are to be brought onto our facility and or planted . 
        BBQs
        Not all buildings have access to BBQS. 
        Proper use and safety must be practiced at all times. 
        Turn on the gas and check the seals with soapy water to check there are no bubbles. Only when you are certain there are no gas leaks you are welcome to use the BBQ. 
        User takes full responsibility for gas safety and checking before use and after use.
        After use, the user must shut off the gas and clean the BBQ properly.
        Any cleaning costs of a BBQ will be passed on to Guests.
        
        HOT TUB/SPA/BATHS
        Certain hot tubs are reserved for particular Guests as advised by us. Guests must follow rules set by us.
        The spa on main deck is available for specific hire - usage must be prearranged and paid for prior to use. 
        1hr is typically charged at the rate of $100 per hr excluding GST (with additional charges for cleaning). Please note prices may change without notice .
        Users of any spa must be clean before use. No sand, mud, hair dye etc. to avoid excessive water contamination and to avoid extra cleaning costs.
        SAFETY CONDITIONS FOR SPA AND POOL USE
        Users of the spa must be clean before use.
        At no time is there to be glass used on or in the spa.
        Plastic and metal cups are provided.
        If the above spa terms are ignored and the spa requires drainage, cleaning and refilling due to broken glass or improper use, the cost can start from $500 and will be immediately charged for such rectification.
        To enter and exit the shed conversion spa requires a portable ladder that we provide. Ladder must be used in its upright position, so the ladder is not leaning onto the spa. This is to prevent damage to the spa and any risk to personal safety is assumed by the user.
        The ladder to the spa, must be removed away from the spa after each use and be placed back onto its high hanging position to prevent children from accessing the spa when not supervised. This position is located under the easterly eave of the shed.
        Guests who do not follow the safety requirements and usage rules, will be responsible for any loss that may result from lack of care. 
        The parent or legal guardian of any child is responsible in all wet areas, especially in the pool area and spa area. 
        We DO NOT provide a life guard nor is our CCTV system an insurance policy for your child - you must take responsibility for all children in your care.
        DO NOT enter the pool or spa areas unless you have read the rules and regulations and understand the resuscitation signage.
        For safe keeping of the structural integrity of the spa, Always use the ladder for entry and exit.No jumping off or on the sides.
        Please retain the water in the spa and do not intentionally splash the water out of the spa. This tends to apply to children playing. 
        No jumping on or from the spas; any cracking or damages will be passed on to the user and associated security deposit holder.
        Spa and pool. No bath bombs, no glitter, no flower petals or added oils, dyes or chemicals or lotions are to be added to the water. Any additional cleaning or maintenance issues or damages will be passed on to offending Guests and we reserve the right to recover any loss or damage from credit cards or security deposits and seek further costs if required by other means.
        Remove the spa and hot tub covers with care. Always replace them to retain the heat and avoid evaporation.
        Never interfere with the self-closing pool gates. This is against Australian pool safety rules.
        We reserve the right to remove any Guest that does not follow the rules. 
        Please follow the pool and spa rules, in regard to being safe at all times.
        Pool hours - 9am to 6pm.
        Please note if you decide to use the pool for a particular function or event this will need to be booked with Management and planned in advance.
        No walking along the glass or swinging on the glass and along the front side of the pool where there is no glass fencing to avoid any injury and damage to ornate tiling.
        If you are using any pool equipment please put it back in the same condition and in the same place where you found it.
        There is strictly no glass in the pool area to avoid having to drain the pool and refill it for safety purposes.
        No alcohol consumption around or in the pool and spa areas. Prior written consent is required from Management.
        Please act responsibly and respectfully towards other swimmers and users. 
        The pool and spa equipment is not to be touched. This area is strictly out of bounds as there is no need for anyone to go down there as it is a sophisticated system and we do not wish for any issues to arise. Anyone who ventures down there will be seen to be potentially liable for any issues that may arise.
        No pets in the hot tub or pool. 
        CAR PARKING
        Guests must park in their designated parking bays.
        No overnight camping in vehicles allowed. 
        We reserve the right to tow any vehicle that does not comply with parking terms, at the owner’s expense. 
        We do not take any responsibility of the safety of your vehicles; you park at your own risk.
        No skate boarding or roller blading on concrete driveway.
        The exposed concrete must be treated with care with large roller baggage, as this can pop out the stones.
        Flooring and steps can be very slippery in the wet; please take care. If you need assistance, please ask for it.
        
        GUESTS THAT BRING GLASS / LITTERING AND GARBAGE DISPOSAL
        Do not bring rubbish onto our facility.
        We do not supply glass cups. We ask that guests do not bring glass onto our facility.
        If broken glass is left in the grass on the facility this is a very serious issue, as it is very hard to clean up. It can harm guests and animals and can damage valuable tyres on mowers. The offending Guest is responsible for any clean-up costs or damages.
        Guests must report any glass breakages, and to do their best to clean it up. 
        No littering.
        Garbage must be discarded appropriately in the correct bins provided. Additional costs can accrue if staff need to sort or take out rubbish from the rentals into the correct bins.
        We recycle and ask Guests to divide their garbage, into recyclable and trash, and compost. And ultimately place into the large bins provided outside.
        We provide appropriate signage for Guests to follow. If you struggle with understanding how to recycle please ask Management.
        Do not throw garbage out into the beautiful bush environment.
        
        MAIN HOUSE DECK AND OTHER BUILDINGS
        No resting or climbing on the deck metal horizontal balustrade; this causes damage and sagging to the safety barrier.
        We do offer a communal area on the main deck, though we reserve the right to have unannounced events and rights to the deck may be restricted at any time in our discretion.
        At no point will Guests be allowed in unapproved areas.
        We reserve the right to remove Guests if these terms are not respected.
        No sitting or swinging on the balustrading or on the staircase on any building or communal deck.
        
        TREEHOUSES AND ELECTRICAL AND WATER ON THE PROPERTY
        These tree houses are 100% off grid; this means they run off solar and battery power.
        We catch our own water which is clean and free from fluoride and chlorine.
        Drinking tank water is at your own discretion and risk.
        Guests shall not bring any outside heaters, air-conditioning units, cooking toasters or hair heaters onto our facility. 
        Guests shall not touch or interfere with any electrical boxes.
        Garden taps are not to be used for car cleaning or filling up any tanks or camping trailers or water beds. 
        No water fights are to occur on our property and no water slides are to be brought onto the property.
        Please notify us immediately if you detect any water leakage.
        
        THE COPPER BATH IN TREE HOUSE #2.
        This bath needs to be treated carefully as copper is a soft metal. Please read the care instructions that are near the bath and please do not use any bath bombs or lemon scented products or incense in the bath as this damages the metal. If you cannot find the care instructions and you are unsure how to care for copper, please contact Management.
        Guests are responsible for the due care of this beautiful piece. It is there to be enjoyed.
        Copper is a very soft and expensive metal, SO PLEASE TREAT IT WITH LOVE. IT WILL LOVE YOU BACK AS IT’S GOT MANY HEALTH BENEFITS. 
        No sitting on the sides/edges of this bath, as this can easily split the soft metal.
        Avoid placing excess weight on the bath; do not pull yourself up from the sides of the bath to prevent buckling and splitting of the weld joints.
        No salts, bath bombs or oils are to be used, as it will tarnish and corrode the metal.
        Only wipe the bath down with a soft clean cloth. If needed clean only with mild soap.
        Absolutely no outside cleaning products are to be used.
        Salt, citrus, urine, acid or other cleaning and beauty products are a copper bath’s biggest enemies. Simple habits such as showering before bathing as to wash natural salts away can help. 
        Be mindful of children in the bath. Do not use heavy cleaning and disinfectant products on the copper because copper is already antibacterial. 
        Be careful with all bath and shower products particularly citrus based. There are many options you can use such as natural milk based products or ‘bath teas’. Be mindful of beauty products especially products like makeup and nail polish removal. 
        What is required is that the bath should be dried down with a nonabrasive cloth after each use and for cleaning just wipe down with a warm, very mild soapy nonabrasive cloth; that is it! The bath has a thin clear lacquered finish to slow the process of it naturally ageing, so be mindful of using copper/brass polishing products. 
        The copper bath is handmade and 100% copper.
        
        WASTE WATER SYSTEMS
        There is to be no foreign objects flushed down the toilets as we have an onsite wastewater system. This includes wet wipes as they do not compost down or degrade and will only cause problems with clogging the pump and system and hence will cause a full shutdown of the system. 
        Any toilet clogging or issues must be reported immediately to Management. We reserve the right to recover all damages, including rectification costs and loss of revenue. 
        There are two surface spray water systems in the Alpaca field, and they go off sporadically. Guests are to keep out of the proximity of these surface spray systems – and there is to be no tampering or movement of the systems. At no time will we be responsible for guests getting wet.
        The bath, toilet and sink water all share the same BIO SYSTEM and so nothing other than washing liquid provided, and toilet paper provided, can go down this system. 
        NO glitter or flower petals - just respect the system as anything foreign can cause the whole system to fail and break down.
        
        MAINTENANCE AND ENTRY OF RENTAL SPACES
        We reserve the right to enter the Property for any repair or maintenance required at any time. 
        We reserve the right to enter the Property at any time if we believe that any terms and conditions are not being followed. 
        We have the right to enter the Property to start cleaning despite Guests not being ready to leave after check-out time.
        We reserve the right to conduct property yard maintenance whenever we need to, and that all associated noise is excepted and understood.
        
        CHILDREN
        Under aged children are to be accompanied by an adult at all times on our facility.
        Please manage your children and ensure they play without screaming or causing noise disturbance to other guests and interfering with their reasonable use and enjoyment of our facility.
        **Only scream if it is an emergency or you are in danger: say you have been bitten by a snake or you have injured yourself and need help. 
        Obscene language will not be tolerated. We reserve the right to cancel your stay if you breach our terms and conditions and you will not be entitled to any refund.
        There are no child barriers or cots supplied by us. Parents and legal guardians must take responsibility for their children.
        
        CLEANERS / CONTRACTORS ON THE PROPERTY
        We do not take responsibility for any of our sub-contractors on our facility. Your possessions remain at your risk during your stay.
        
        CLEANING
        Any extra linen requested will be charged an additional cost.
        Any spoiled or stained or bleached linen will result in the Guests being charged a replacement fee, or additional cleaning fee.
        Guests who come and stay have a duty of care to safeguard against any issues they are knowingly aware of that they may be bringing with them. Any suspected case of Corona Virus, bed bugs or fleas that they may bring into our facility or via their pets and are ultimately responsible for the ramifications of such a situation, and will bear the end cost to clean and rectify the scenario, that ultimately could have been avoided if the Guest did not visit with the pre-existing problems.
        
        GRAFFITI / WILFUL DAMAGE.
        Absolutely no graffiti or destruction of anything on the property, this includes trees. Any engraving or violation of our plants either towards small or larger trees. This can include ring barking or attempts to ring bark or simply any drilling or violation that jeopardises the integrity of the trees, this includes pouring chemicals under trees or oil.
        Any wilful damages will be seen to be a criminal matter.
        We reserve the right to gain compensation for the true value of the item. This will include, delivery, planning and/or removal of the existing item or items, and time for Management to arrange.
        No misuse of furniture and infrastructure. No jumping on inside or outside furniture or swinging or climbing of structures and trees. 
        
        HAMMOCKS
        Guests must use responsibly, and realise that they use hammocks at their own risk. To use sensibly, no jumping or throwing yourself onto the hammock. 
        It is not a swing.
        One person at a time.
        No excessive weight. 80KG MAX. 
        Any personal injury resulting from misuse will not be Management responsibility.
        
        NO FIRE ARMS, FIRE WORKS OR ILLEGAL DRUGS OR EXCESSIVE ALCOHOL ETC.
        No fire arms, toy guns, pellet guns or sling shots, bow and arrows, fireworks, illegal drugs to be used on the property and no excessive alcohol is to be consumed by any Guest.
        We reserve the right to remove any Guest from our facility, and confiscate any unauthorised items, and involve the Police.
        
        DRONES
        No use of drones allowed on our facility, due to privacy reasons. We reserve the right to confiscate any imagery and/or drone.
        
        FOOTAGE OF GOLD COAST TREE HOUSES
        •	We reserve the right that any video footage or imagery of our copy right ownership, and any footage used for marketing purposes or for profit must have written consent and agreement from us.
        •	Guests footage must not contain personal vehicle number plates.
        
        GROUND ACTIVITIES
        The following activities are not permitted without the prior written approval of Management:
        •	Littering and damaging property;
        •	Camping or overnight sleeping;
        •	Religious or political activities;
        •	Pegging/staking into lawns as we have many shallow pipes that can be damaged;
        •	Attaching items to parkland infrastructure or trees;
        •	Disposal of hot water on lawns or garden beds;
        •	Feeding of wildlife;
        •	Distribution of leaflets, soliciting, hawking or spruiking;
        •	Open flames, candles, portable cooking devices or gas stoves;
        •	Organised sporting activities or ball games. No studded footwear; and
        •	Cats or dogs not on a leash, or animals on site.
        •	To avoid damages to Solar panel and infrastructure, and safety and privacy of our Guests and residences, there is to be no unauthorised ball kicking, drones, or kites, or golf ball usage on our facility.
        •	No noise before 7am or after 10pm
        
        CCTV
        We reserve the right to hold CCTV of all persons who enter our facility.
        Guests are still responsible for their own property.
        Guests are not permitted to touch or move the cameras, or cover them up.
        
        Pet owners must take full responsibility if a pet causes injury or kills anything on the property. Any veterinarian bill, and or cost to replace the animal, as well as any transport costs, time and training the animal will be passed on.
        Any person who leaves a animal enclosure gate open or does not shut the gate properly, or removes an animals from its area will be responsible for any costs associated with animals being lost or injured or having gardens destroyed.
        We have zero tolerance towards mishandling and mismanagement of our animals. We reserve the right to protect our domesticated animals at any cost. No animal cruelty or excessive force or ill treatment of animals will not be accepted.
        No feeding the animals food that has not been approved or been given directly by us. Any food that causes sickness or death, any costs will be passed on. 
        We have two resident dogs, that are the only dogs allowed to roam freely, as they are farm dogs they do have jobs to do, and guests are to accept these dogs as part of the property.
        
        LEAVING THE PROPERTY 
        Do not take any inside linen including pillows, blankets, mattresses outside the Property.
        Shut all windows and doors before departing the building to avoid storm damage.
        Never leave the blinds down while the windows or doors are open, as wind damage can easily buckle and destroy the blinds. Guests will be responsible for any damage.
        We reserve the right to claim any insurance excess amount from a Guest who breaches the terms of this agreement and causes any damage to the Property or our facility .
        At no point is any furniture located in our facility to be moved to a different position.
        Absolutely no outside unapproved cleaning products to be brought in and used. Any damages to metals or septic systems will be passed on to the Guests.
        Never leave the gas unattended.
        
        THE CONDITIONS OF USE AND SAFETY FOR PULLEY SYSTEM IN TREEHOUSES #3 AND #4.
        The load rated zip bag is the only thing to be attached and used on the pulley system.  This system is never to be used for lifting people.
        Make sure that the bag is zipped up and no items are hanging out before use to avoid any falling objects and potential injury. 
        While using this system, you take on individual care and responsibility for safe handling. 
        Watch out for potential hazards below before lowering the system. 
        Do not allow the system to swing as this can damage surroundings and cause injury. 
        The user takes full responsibility. 
        Enjoy and have fun safely and responsibly. 
        
        EVENTS
        Events must be approved by us prior to being held. No Guest shall be allowed to conduct unapproved events.
        We reserve the right to remove any Guest from our facility without giving a refund if our event policy is not followed.
        
        LOST AND FOUND ITEMS
        We do not hold any responsibility for items that have been left or lost on our facility.
        If we find items, we will only hold lost and found items for up to 1 week. After this period of time all items will be donated to charity at our discretion.
        Any lost and found item can be posted or picked up upon arrangement, and all return costs must be covered by the Guest.
        
        FOOD AND DRINK
        Food. Any food that is left in the Property will be disposed of either to the animals or compost or trash bin - this will be done as part of the exit clean.
        Any excessive amounts of food left for us to remove can add to the cleaning costs - if this occurs the Guest will be charged accordingly. 
        
        GAS/ INFRASTRUCTURE AND STORAGE
        Keep away from gas storage and storage shed.
        Please ensure no ignition occurs near the gas.
        Gas running out. This is a possibility and we will do our best to change it over as quickly as possible. 
        If no one is there to assist we can give the access code for Guests to change over themselves.
        
        CARBON MONOXIDE AND KEROSENE HEATERS 
        Please be aware that Guests are responsible for maintaining a healthy environment while using our facilities.
        Guests must be responsible for their own carbon monoxide management by keeping at least one window open while using any of the gas appliances and/or kerosene heaters or fire places.
        Guests must read the safety instructions before using any of the heaters
        Do not move the kerosene heater to another level. No drying clothes over the heater.
        Do not leave any heater unattended. 
        Only refuel the kerosene heater outside your door on the checker plate to avoid any kerosene leaking onto the floor or staining of the wood deck. All Guests must clean up after themselves to avoid any additional cleaning. Guests should always follow the instruction manual before refilling.
        Note: any kerosene that spills inside any building will be very hard to clean up, and rectify the smell. Additional cleaning costs will apply.
        
        GENERATOR AND SOLAR & BATTERY SYSTEM 
        Strictly only authorised personnel are allowed to be in these spaces or interact with the system. Any unauthorised person or child interfering with the generator or any component associated with this system will be seen to be liable for any fault that may occur. 
        
        DEFINITION OF TREE HOUSE WASHING MACHINES AND OVENS
        The Gentle Washer. The washing machines in the tree houses are a unique patented design from America. It is an improved replication of a non-powered hand cranking clothes washing machine. It is a delightful way to demonstrate an eco non powered machine that works great.
        We are the only ones who successfully gained approval to bring them over to Australia. We hope our Guests can enjoy the different experience and will treat them with care. 
        There is a laundry at the main house that can be utilised; please contact Management if required.
        Ovens: in the tree houses we have supplied a small but conventionally sized camp style oven that is placed on top of a gas burner hob to function and heat up. This can snugly fit a chicken and/or some vegies for example.  
        
        TREE HOUSE SATELLITE WIFI AND ITS INFRASTRUCTURE
        This infrastructure is not to be tampered with. There are a number of posts positioned around the property with satellite discs; please be mindful that balls, kites, and any such activities can be problematic for this sensitive infrastructure. No climbing or swinging on the post and satellite infrastructure; please stay away from the infrastructure.
        The buildings that contain the satellite internet routers are not to be tampered with.  Guests are not to unplug or move this set up at all as this will affect the internet signal to other Guests. We reserve the right to enter the space, if we need to rectify this situation or to fix internet issues.
        We reserve the right to seek damages from Guests if these requirements are not followed and respected.
        
        RESERVATION DEPOSIT AND CANCELLATION POLICY
        Is the responsibility of the Guest to do their due diligence.
        We cannot be held responsible for any mistake or mishap of any third party company or platform.
        Some third party platforms do not take ID or security deposits with the booking deposit. We reserve the right to refuse entry to our facility if proper identification is not provided or the necessary security deposit is not paid. No refunds will be given as we will not be able to re book the Property if sufficient time is not given.
        We reserve the right to cancel a booking if any of these listed terms are not followed.
        
        SECURITY DEPOSIT 
        Each Property may have a different security deposit amount; we reserve the right to determine the value needed for each Property.
        We reserve the right to deduct from the security deposit any costs incurred to rectify damage caused by any Guests in breach of these terms and conditions.
        
        PAYMENT METHOD AND BOOKING TERMS
        We do not accept cheques.
        If payment is made via EFT it must be received in our bank account in cleared funds to be valid.
        Credit cards are accepted and Guests can be charged a merchant fee depending on the card type. Merchant fees can change from time to time. 2.2% is a base rate. Identification must be given to accompany any credit card payment.
        Merchant fees are non-refundable.
        Security deposits and identification must be presented and paid in full before entry is allowed to the Property and in some cases even to enter our facility.
        
        BOOKING DETAILS AND BOOKING DATES
        It is up to Guests to do due diligence on their own booking. Guests must review what they have booked and make sure they have booked the specific Property they desire.
        At no point will we be responsible for lack of due diligence by a Guest if they have booked the incorrect Property type, either directly or indirectly from any other booking platform. We do not have any responsibility in respect of any third party platform.
